- Participation in the Automatic Transfer of Service (ATS) program can be
initiated three ways:
- To enroll online, register for Landlord Utility Manager by visiting my.dteenergy.com/landlord and select "register here." After registering, you can enroll your properties in ATS.
- Complete a printed enrollment form* and fax it to 800.251.3542 or mail it to: DTE Energy, Attn: Correspondence, 4420 44th St. SE, Suite B, Grand Rapids, MI 49512-4011.
- To obtain a paper form by fax or mail, call Landlord Customer Care at 800.482.8720.
- To participate in the Automatic Transfer of Service program, a landlord's
account must be current (i.e., can not have a past due balance). As an
incentive to participate in the ATS program, the $5.00 new electric account
charge will be waived for all accounts transferred into the landlord's
name.
- Energy service will remain in the landlord's name until:
- The landlord or their delegated representative enters an application for service online through Landlord Utility Manager in conjunction with the tenant and has the application for service accepted by DTE Energy; or
- The tenant requests service, either by calling DTE Energy at 800.477.4747 or online at my.dteenergy.com and has the application for service accepted by DTE Energy.
- If the landlord uses Landlord Utility Manager to submit the tenant's
application for service and DTE Energy's requirements are met, the landlord
will receive confirmation at the end of the request that DTE Energy has
accepted the tenant as an electric and/or gas customer. The service will be
transferred into the tenant's name on the requested "move in" date.
Landlords registered for Landlord Utility Manager will receive e-mail
communication from DTE Energy on the date the unit is transferred into the
tenant's name or into the landlord's name, if that notification option was
chosen during registration.
- If the tenant calls DTE Energy at 800.477.4747 and DTE Energy's
requirements are met, the tenant will receive a confirmation number and service
will be transferred into the tenant's name on an agreed-upon date. DTE Energy
will send the landlord a letter or an e-mail (if registered for Landlord
Utility Manager) when a service has been placed in a landlord's name.
- If the landlord uses Landlord Utility Manager to request the transfer of
service and the tenant does not meet the requirements to become a DTE Energy
customer, the landlord will be advised that the request cannot be completed
online. The tenant must call DTE Energy to request service. (This notification
is only available when the landlord uses Landlord Utility Manager.)
- If the landlord has a change in mailing address or contact information, it
is the landlord's responsibility to update this information with DTE Energy. If
the landlord purchases additional properties under a new federal tax
identification number, the new properties must be enrolled by a new
registration in Landlord Utility Manager or on a new printed contract form
(available online or by calling 800.482.8720). New properties that have a
federal tax identification number already registered in Landlord Utility
Manager may be added under the existing user name and password associated with
that federal tax identification number or on a paper contract form.
- DTE Energy reserves the right to cancel a service contract on any or all
properties at any time if the landlord's bills are not paid in a timely manner
or if there are repeated attempts to avoid responsibility for electric/gas
units used by the landlord, as determined by DTE Energy.
- The Automatic Transfer of Service program does not apply where DTE Energy
discontinues electric or gas service due to nonpayment, safety concerns or due
to any violation of DTE Energy policies. This action can be taken against a
tenant without notice to the landlord. If the service is disconnected for
nonpayment, the landlord will be notified of the pending disconnect only if
they are enrolled in the Landlord-Tenant Property Protection Plan. Registered
participants using Landlord Utility Manager will receive e-mail notification
that service to one of their units has been disconnected if they have chosen to
be notified by e-mail.
- The Automatic Transfer of Service program will include all apartments
within a designated building. DTE Energy will not add or remove one apartment
without adding or removing all apartments in the building. Properties removed
from the Automatic Transfer of Service program must remain off the program for
one year.
- The landlord will not be held accountable for paying bills accrued by the
tenant once DTE Energy establishes service in the tenant's name at the
landlord's property address. Bills for service will remain the tenant's
responsibility until the date the tenant requests service to be disconnected or
the landlord accepts responsibility. DTE Energy will not become involved in any
disputes between the landlord and the tenant.
- If the landlord sells the property or cancels any or all of the contract,
it is the landlord's responsibility to remove the property from the program
online using Landlord Utility Manager or submit a legibly written and signed
request by fax to 800.251.3542 or by mail to: DTE Energy, Attn: Correspondence,
4420 44th St. SE, Suite B, Grand Rapids, MI 49512-4011. If a landlord's
property is removed from the Automatic Transfer of Service program, a
disconnect order will be issued and any units in the landlord's name will be
physically disconnected. Units in a tenant's name will not be impacted. It is
the landlord's responsibility to advise DTE Energy that the electric/gas
service should not be disconnected if a property is removed from the Automatic
Transfer of Service program.
